About us

Who we are

Homeland Property Solutions is a private real estate investment company. We purchase and/or acquire contractual interests in real property for our own investment purposes and may earn a profit from transactions involving properties we purchase or contract to purchase.

What we are not

We are not a law firm, mortgage lender, mortgage servicer, government agency, housing counseling agency, or foreclosure prevention agency. We do not provide legal, tax, financial, credit-repair, or mortgage-modification advice.

We are the buyer, not your agent

When we make an offer to purchase property, we are acting as a principal/buyer for our own account and not as the homeowner’s real estate agent, broker, fiduciary, or representative. Our interests as a buyer may differ from the homeowner’s interests as a seller.

If anyone at Homeland Property Solutions who works on your sale holds a real estate license, active or inactive, we will tell you in writing before you sign. That person acts for our company as the buyer and does not represent you.

Licensing

We do not list homes or earn commissions for selling other people’s homes. Some states and cities require a real estate license, or a wholesaler license or registration, before a buyer can assign a purchase contract or market a contract interest. Where that applies, we will hold the required license or registration, or work through a licensed broker where the law allows, and we will give you those details in writing where required.

Selling your home to us

Our offers and your choices

Any offer made by us may be below the property’s estimated market value. Property owners are free to reject our offer, obtain other offers, list the property with a licensed real estate professional, obtain an independent appraisal or valuation, and consult independent legal or financial professionals before entering into an agreement.

Our cash offers are based on the home’s as-is value minus repair, holding and resale costs and our profit, so they are usually less than you might receive by listing with an agent. A verbal number or online estimate is not an offer, and a written offer may change after a walkthrough, inspection or title review.

What “no fees” means

“No fees” means Homeland Property Solutions charges you no commission or service fee and pays the closing costs listed in your written contract. Your mortgage and lien payoffs, unpaid property taxes, HOA dues and prorations are still paid from your sale proceeds. We do not charge you a fee to request or receive an offer.

Timelines and where we buy

We accept requests from homeowners in all 50 states, but not every home or situation qualifies, and we may not be able to make an offer in every area.

Offer and closing times on this website are goals, not guarantees. Our goal is a written offer within 24 hours once we have the details we need, and that offer may change after we see the home or review title. Closing in as few as 7 days is possible when title is clear and no lender, court or probate approval is needed; many sales take longer. Timing also depends on the property, title, your schedule, and any waiting or cancellation periods required by law where you live. Sell & Stay sales, homes behind on payments or in foreclosure, and contracts we may assign can take longer for this reason, in some states by several weeks.

Selling “as-is”

Selling as-is means you don’t have to make repairs, but it does not remove disclosure duties the law places on sellers. Depending on your home and where it is, you may still need to complete a state seller disclosure form, give the federal lead-based paint disclosure for most homes built before 1978, or meet local rules for home sales. Please tell us about any problems you know of.

Earnest money, title and closing

Any earnest money in your contract is held by a title company, escrow agent or closing attorney, as your contract and state law require. Your closing is handled by a title or escrow company or a real estate attorney, and you will get a settlement statement showing your price, payoffs and costs at or before closing.

Your mortgage and other liens

Your mortgage and any other liens are normally paid off from the sale price at closing. If you owe more than the sale price, the sale needs your lender’s approval, and you may still owe the difference unless your lender agrees in writing to forgive it or your state’s law prevents collection.

Taxes

Selling your home can have tax consequences, such as tax on a gain. If a lender forgives part of what you owe (for example, in a short sale), the forgiven amount may be taxable income. The closing agent may report the sale to the IRS. We do not give tax advice. Please talk with a tax professional before you sign.

Assignment and investor buyers

Assignment disclosure

Our purchase agreements may provide us with the right to assign our contractual interest to another purchaser or investor. If permitted by the applicable agreement and law, we may receive compensation or realize a profit from an assignment or other disposition of our contractual interest.

Until closing, a signed purchase agreement gives Homeland Property Solutions only a contract right to buy your home, sometimes called an “equitable interest.” We do not own your home or hold its title before closing. If we assign the contract, the investor who takes it over is the one who buys your home at closing. Where the law requires, we will tell you in writing before you sign that the contract may be assigned, and give you the names of the parties involved.

How we present your property to investor buyers

Where the law allows, if we may assign your contract or bring in an investor partner, we may share your property’s address, photos, condition details and contract terms with prospective investor buyers so they can evaluate it. We describe it to them as a purchase contract we hold, not a home we own, and tell them we do not hold title. See our privacy policy below for how we share your personal information.

Your rights under state and local law

Some states and cities have special laws for buyers who may assign a purchase contract. Depending on where your home is, you may be entitled to written disclosures before you sign, a waiting period before you can sign, and a right to cancel for a set time after signing. In some places that right lasts up to 30 days or until closing, whichever comes first, and cannot be waived. Where these laws apply, we will give you the required notices in writing, honor your cancellation rights, and make any refund the law requires. Any timelines on this website are subject to those rights.

Sell & Stay (leaseback)

Selling and renting your home back

Sell & Stay is a sale of your home, not a loan, refinance or reverse mortgage. You sell your home and become a renter. After closing you no longer own it or build equity in it. The buyer may be us or an investor we work with, who would then be your landlord. Your rent and lease terms are set by a written lease. Your rent may be more than your current mortgage payment, and you can be evicted if you do not pay rent or follow the lease.

Before you sign a Sell & Stay agreement, you will get your rent, lease length and renewal terms in writing.

Buy-back options

A buy-back option exists only if it is written into your signed agreement. It is not guaranteed, the price, deadline and conditions in that agreement control, and the buy-back price may be higher than what you were paid.

Buy-back options are not available in every state or for every home. If your home is behind on payments or in foreclosure, some states limit or ban buy-back and leaseback deals. Where a state law covers your deal, it may require us to check that you can afford the rent and buy-back price, cap the buy-back price, or pay you a minimum share of the home’s value if you do not buy it back. We follow those rules where they apply.

Consider having an independent attorney or a HUD-approved housing counselor review the agreements before you sign. State law may give you extra disclosures, waiting periods or cancellation rights.

Understanding your contract

Where state law requires, your contract and required notices will be in the language we mainly used to negotiate with you. Do not sign anything you do not fully understand. You can have a translator, family member or attorney review it first.

If you are behind on payments

IMPORTANT NOTICE

Homeland Property Solutions is not associated with the government, and our service is not approved by the government or your lender.

Foreclosure

We do not guarantee that we can stop, delay, prevent, or otherwise affect a foreclosure proceeding. Homeowners facing foreclosure should consider contacting their mortgage servicer, a HUD-approved housing counselor, and/or an independent attorney regarding the options available to them.

Free help is available

If you are behind on your mortgage, a HUD-approved housing counselor can review your options at no cost. Call (800) 569-4287 to find one, or call the Homeowner’s HOPE Hotline at (888) 995-HOPE (4673), open 24/7.

You can keep talking with your lender or servicer about options such as a repayment plan, forbearance or loan modification at any time, including while you consider our offer. We are not affiliated with HUD, the HOPE Hotline or any housing counseling agency.

Keep paying your mortgage

Talking with us or signing a contract with us does not pause or reduce your mortgage payments. You remain responsible for your loan until it is paid off at closing. If you stop paying your mortgage, you could lose your home and damage your credit rating. Selling your home does not remove late payments, defaults or foreclosure filings already reported on your credit history.

Sale proceeds and foreclosure dates

Depending on your price, what you owe and your costs, a sale may leave you with cash, a small amount or nothing. If a foreclosure sale is scheduled, tell us the date. We cannot promise to close before it, and state cancellation periods may make that impossible.

Your right to cancel

If your home is behind on payments or in foreclosure, state law may give you a right to cancel your sale contract for a set time after you sign. Depending on the state, that can be a few days or several weeks. Where those laws apply, we follow their limits. Those limits can include not having you sign a deed, not recording anything, and not closing or paying you until your right to cancel has ended. If you cancel, we will return your signed documents, and anything else the law requires, within the time the law allows.

Deeds and documents

If your home is behind on payments or in foreclosure, some states ban quitclaim deeds and sales signed through a power of attorney, and require your contract to be fully completed before you sign any deed. We follow those rules where they apply.

Calls, texts and email

Text message terms

If you agree to get texts from us, Homeland Property Solutions will text you about your property request, offer, appointments and next steps. Message frequency varies. Msg & data rates may apply. Reply STOP (or QUIT, END, CANCEL, UNSUBSCRIBE, REVOKE or OPT OUT) to stop texts. We will send one text confirming you are opted out. Reply HELP or call (413) 307-8197 for help. Texting is optional and is not required to get an offer or sell. Carriers are not liable for delayed or undelivered messages. See our privacy policy below.

How to stop calls, texts and email

You can withdraw your consent to our calls or texts at any time, in any reasonable way: reply STOP to a text, tell us during a call, or call (413) 307-8197. We will honor your request promptly, and within 10 business days at most. Asking us to stop marketing calls or texts stops all of our marketing calls and texts. We keep an internal do-not-call list, and our written do-not-call policy is available on request.

Who may contact you

Your consent to our calls and texts covers only Homeland Property Solutions and service providers acting for us. We do not sell your contact information as a lead. If we assign our contract or bring in an investor partner on your property, we may share your contact details with them only as needed to complete your transaction. They must get your own permission, where the law requires it, before calling or texting you.

Calling hours and call recording

We call and text at reasonable hours, generally between 8 a.m. and 8 p.m. your local time, unless you ask us to reach you at another time. We follow the calling-time and call-frequency limits that apply where you live. Our team members give their name and our company name on every call. If we record a call, we will tell you at the start of the call.

Email

If you give us your email address, we will use it to send your offer, documents and updates about your property, and occasionally information about our home-buying options. Every marketing email includes an unsubscribe link and our mailing address, and we honor unsubscribe requests within 10 business days. Unsubscribing does not stop emails needed to complete a transaction you have agreed to.

What we collect

Through this website and our forms we collect what you give us: your name, phone number, email, property address, your situation, the outcome you’d prefer, and anything you write in the message box. When you visit, we and the companies named under “Cookies, tracking and Do Not Track” below also collect information automatically, such as your IP address, browser and device type, the pages you visit and what you do on them. Our website host may also log technical data to keep the site running and secure.

How we use it

We use your information to evaluate your property, contact you about your request, make offers, tell you about our home-buying options, and keep a record of your request and the consent you gave. We use information about visits to see how people use the site and improve it. We also use it to measure and improve our advertising, which can include showing our ads to people who have visited this site.

Who we share it with

We share your information with service providers that work for us (such as our website host, texting platform and the tools that deliver your form to our team), with title and closing companies, and, only for your transaction, with an investor partner or assignee. Where the law allows, if we may assign your contract or bring in an investor partner, we may show prospective investor buyers your property’s address, photos, condition details and contract terms, as described under “How we present your property to investor buyers” above. We may also share information when the law requires it. Google and Meta receive information about your visits, as described under “Cookies, tracking and Do Not Track” below. We do not sell or rent your contact information to other companies for their marketing.

Your mobile number and text consent

We do not sell, rent or share your mobile number with third parties or affiliates for their marketing or promotional purposes. We never share your text-message opt-in or consent with anyone, except service providers, like our texting platform, that send our messages for us.

Cookies, tracking and Do Not Track

This site uses Google Analytics, from Google, to count visits and see how people use the site. It also uses the Meta Pixel, from Meta (the company behind Facebook and Instagram), to measure and improve our ads. These tools set cookies and similar identifiers in your browser. They record the pages you view and actions such as sending the form or tapping our phone number, along with your IP address and details about your browser and device. The Meta Pixel sends this information from your browser straight to Meta. Google Analytics information goes first to a server hosted for us by Stape, which passes it on to Google and may also pass it on to Meta.

Google and Meta handle this information under their own privacy policies. Meta may link it to your Facebook or Instagram account, use it to show you ads, including ours, and recognize your browser on other websites and apps that use its tools. You can read how Google uses it on Google’s page “How Google uses information from sites or apps that use our services” at www.google.com/policies/privacy/partners, and how Meta does at www.facebook.com/privacy/policy.

You can block or delete cookies in your browser settings, and the site still works without them. Blocking cookies limits what these tools can link together over time, but it does not stop them from recording your visit. Google offers an opt-out add-on for Google Analytics in desktop browsers at tools.google.com/dlpage/gaoptout. You can control how Meta uses your activity for ads in your Facebook or Instagram settings, under Accounts Center and Ad preferences, and opt out of interest-based ads from many companies at optout.aboutads.info.

The site does not respond to Do Not Track signals: these tools work the same way whether or not your browser sends one.

Reviewing or correcting your information

To review or correct your information, or to ask us to delete it, call (413) 307-8197. We may keep what the law requires or what we need to honor your requests, such as your number on our do-not-call list. To stop our calls, texts or emails, see “How to stop calls, texts and email” above.

Changes to this policy

If we change this policy, we will post the new version on this page and update the “Last updated” date at the top. This policy is effective as of October 15, 2026.
